Zuni Low-Income Housing Tax Credit Project #2
SD+A was tasked with Construction Administration services for Zuni Housing Authority’s LITHC #2 project. We assisted ZHA with improving construction progress and meeting place-in-service deadlines for twenty-two (22) individual units. This was achieved with prompt submittal reviews, immediate response to RFIs and daily communication with ZHA construction services staff. In addition, our team facilitated a new subcontractor to support ZHA’s force account workforce and expedite the construction of six (6) units and the community building. We alleviated project budget overages by redesigning the community building to reduce overall footprint and parking spaces required. Our team collaborated with the funding agent’s inspector and the Mortgage Finance Authority (MFA) to reduce or eliminate project scope including landscaping and driveways to further reduce project costs and condense the construction schedule. In all, the ZHA LIHTC #2 project proved to be a successful project for all involved. The project achieved LEED Silver certification under USGBC’s LEED for Homes program. Our LEED support included material and project documentation, developing tenant training and LEED educational manual.
